Legal Disclaimer & Inspection Limitations

This Rural Infrastructure Audit is an independent, buyer-commissioned visual assessment of mechanical and electrical systems associated with rural properties in Stilbaai, Heidelberg, Riversdale and Witsand.


Nature of the Assessment

The inspection is strictly limited to visible and accessible components at the time of assessment. No dismantling, invasive testing, excavation, load testing, electrical testing under controlled conditions, or destructive verification is performed.

This assessment does not constitute:

  • Structural engineering certification
  • Electrical Certificate of Compliance (COC)
  • Borehole yield or water quality testing
  • Municipal compliance certification
  • Geotechnical or foundation analysis
  • Warranty of future performance

Validity Period

All findings reflect observable conditions at the time of inspection only and are valid for seven (7) calendar days from the inspection date.

System performance, environmental factors, user operation, and maintenance practices may alter conditions after inspection.


Limitation of Liability

The inspection is conducted as a professional opinion based on engineering experience and visual evaluation. Liability is limited to the inspection fee paid for the specific property assessed.

No responsibility is accepted for hidden defects, latent failures, future equipment breakdown, or changes made after the inspection date.

The report is prepared solely for the commissioning buyer and may not be relied upon by third parties without written consent.


Legal FAQ

Is this inspection legally binding?

No. The report provides a professional opinion based on visible conditions. It is not a statutory certification.

Can this replace an electrical COC?

No. A registered electrical contractor must issue a Certificate of Compliance in accordance with South African regulations.

What if equipment fails after transfer?

The report reflects system condition at the inspection date only. Future failures fall outside the scope of the assessment.

Are underground or concealed systems inspected?

No. Underground piping, concealed wiring, hidden septic chambers, and inaccessible components are excluded unless visible without dismantling.

Is professional indemnity insurance provided?

The assessment is issued as an independent engineering opinion. Buyers should rely on their own legal and conveyancing advisors for contractual decisions.
